The best time of year to sell your home is often hotly debated. Ask fifty Sellers and expect most to agree on mid-to-end of June when the grass is greenest, and the flowers are in bloom. I can see right now that you agree, but actually this is about the most difficult time to sell.
Buyers exist all year long. Seven months of the year, the competition is tough. For the sake of argument, let’s say we have twenty-five buying groups, for which 50% will actually buy, and there will be 50 to 65 homes to choose from. Not hard to see that not all the homes will sell... Now take those bleak winter months, where the same numbers of Buyers exist, but there’s only five or seven homes to choose from.
Odds are better going against what everyone else perceives as the norm. There is only a marginally smaller number of Buyers during the winter months, but fewer homes on the market by a wide margin!
We have always done a strong waterfront sales business. Our best months for sales over the past twenty-five years have been November through to April. The majority of waterfront homes come on the market in June, where having thirty or forty homes for sale is quite common. The absorption rate is one-and-a-half per month in June, July, August and September because everyone is enjoying their waterfront property or the Buyers are absent for the summer.
Corporations often transfer employees by either their fiscal year or by the calendar year. We never know when a sale will take place. We have sold homes Christmas Eve on more than one occasion.
Eliminate the competition, and list in the off season. You will be pleasantly surprised!
